RESERVATION TERMS / INFORMATION

RATES: PRICES/RATES ARE SUBJECT TO CHANGE. Although precaution is taken, errors in price and description can occur. We reserve the right to correct such errors, even after receipt of confirmation. ALL RESERVATIONS AND CANCELLATIONS ARE SUBJECT TO A NON-REFUNDABLE $20.00 RESERVATION PROCESSING FEE.

CANCELLATIONS: RESERVATIONS MAY BE CANCELLED BUT NOT SHORTENED. Reservations for peak season (June 1 – Sept. 4) and for holiday and special event periods MAY BE CANCELED UP TO 60 DAYS PRIOR TO ARRIVAL, if less than 60 days then deposit will be forfeited. Reservations for peak season made less than 60 days prior to arrival have 48 hours from date reservation is made to cancel. All other daily and weekly reservations have 14 days prior to arrival to cancel. Monthly rentals must give 90 days notice of cancellations.

LINENS / HOUSEKEEPING: Linens and towels are provided for the maximum number of guest allowed. DO NOT TAKE THESE TO THE BEACH, missing or damaged linens will be charged against your deposit. Linens are not exchanged.

CHECK-IN/OUT TIME: Check in is @ 3:00 P.M. but that time is not guaranteed. No adjustment will be made for units available until a later hour. Check out is @ 10:00 A.M. Holding over will result in additional charges.

KEYS: You will be given and are responsible for two (2) keys. We do not provide entry to your unit after office hours if you lock yourself out. In that event, you must call a locksmith and pay their service fees yourself. Each key or electronic gate card not returned to the office upon checkout is also subject to a $25.00 fee.

PARKING: Parking is limited to two (2) vehicles (maximum based on availability) per unit. One (1) vehicle for a one bedroom unit. Due to limited space, no boats, waverunners, trailers, or RV’s may be parked in lot. Vehicles violating this rule or not displaying the appropriate pass are subject to being towed at the owner’s expense. During peak periods we do not guarantee two spaces per unit.

SUBSTITUTIONS: We reserve the right to substitute a comparable unit, if available, without notice or liability. When comparable unit is not available, tenant has option of selecting from available units at the published price or a complete refund of reservation deposit.

WEATHER / REFUNDS: No Refunds/Adjustments will be made for bad weather, unless an evacuation order is issued by the appropriate authorities. In that event refunds will be based on the unused portion of your stay. No refunds/adjustments for early checkouts. Pool availability is not guaranteed. Although we make every effort to have the unit and contents in good working order and to repair any breakdowns as soon as possible, we cannot guarantee air conditioners, appliances, televisions, etc.

Management is not responsible for items left in units; minimum $15.00 charge for return of items left.

Property will not be used for any unlawful purposes and tenants agree to obey all rules posted in the unit and to accept the unit in its present condition; keep it in good repair and to return it to agent in as good condition as when accepted (normal wear and tear excepted). Absolutely no rentals to anyone under the age of twenty-five (25) unless accompanied by an adult. Violators will BE EVICTED & FORFEIT ALL SUMS PAID.
